B&B in historic country building, near Velez-Malaga

This unique B&B, offers 3 beautiful rustic ensuite bedrooms, 2 with kitchens, and with possibilities of a fourth , 2 with kitchens. It is not only a wonderful home for the owners, but also a reliable income stream. The building is a restored rural schoolhouse still with its unique, original belfry with original bell, the symbol of this successful family business.
Current car park: fully fenced complex with automatic gates plus a pedestrian gate, consisting of just under flat land. Apart from this there is a separate plot next door, The fenced complex has access via automatic gates opened using a security code, and can also be opened via a mobile app. The complex has security cameras.
There is a large gravel car park with parking for around 6 cars, incuding covered parking for 3 cars, plus gardens. The complex is set up in such a way that the main house and the guest rooms are at opposite ends of the building, with the guest lounge (formery the school hall) and the kitchen in between, meaning that the owners have privacy from the guests and vice versa.
Outdoor dining patio. A walkway from the car park leads to a delightful patio with a large glass table, perfect for outdoor dining, and a corridor of tall, mature palm trees, and many other flowering plants and bushes lead the guests up a gravel path to the main garden on a slightly higher level.
Main garden.The garden consists of a large, flat area laid partially to lawn and the rest gravel or paved terrace areas, with pretty flower beds, palm trees,a built-in barbecue with large tiled dining terrace and long tiled table with 6 chairs, a built-in pingpong table and a trampoline amongst the fruit tree orchard. Central to the garden is the pool terrace, with ample sunbathing space for all guests and an 8 x 4m pool.
Spa: Beyond the pool terrace, a gap in the hedges leads into a hidden garden which is peaceful and private. Here a stone path leads to the jacuzzi spa, which is very popular with guests and is charged as a separate service.
Owners? private garden: Steps from the pool terrace lead down to the owners? private garden, an area of around 100m2, with flowering plants and bushes making it private and secluded, and two 40 year old magnificent date-palm trees. This area has lawns, as well as a covered terrace and small open paved area, plus a side passage leading to the outer pedestrian gate and around the edge of the main house back to the car park.
Recreative and parking plot: Just on the left, as one drives up to the main gates, on the other side of the access track, is an additional plot of around 1400m2 of completely flat land. tt would be ideal to use to create a delightful tropical garden with parking space for guest and owner vehicles, perhaps even for a motor home, and plenty of space for planting palm trees, fruit trees, gardens , and even a vegetable plot.
The main house: From the owners? private garden area, traditional metal double doors with glass panes, lead into a spacious living room (10.5 x 3.5m). This room has high ceilings (as has the whole house) with eye-lights in the ceiling, a woodburner and plenty of quality pvc windows allowing in maximum light. This is a wonderfully cool room in the Summertime, but it also enjoys hot and cold air conditioning with a modern, efficient and quiet air conditioning unit. To the far right, as one enters, are three doors (Spanish rustic style quality wooden doors) to three rooms. The office and bedroom 1 both face the lane outside the complex, and bedroom 2 has two windows, one overlooking the entrance to the complex and the other looking onto the inner patio. These rooms are all around 3 x 3m. It would be easy to join two of these to make a larger room if 3/4 bedrooms are not required in the main house.
At one end of the living room is a door to a family bathroom, with bath and overhead shower (3.5 x 1.6m) with a window overlooking the inner patio. At the far left hand side of the living room is the master bedroom with a window over the covered terrace to the East and a second window overlooking the long line of palms to the South. This room is 5 x 3.5m including built-in wardrobe in Andalusian wood style, plus an en-suite shower room (3 x 2m) and window over the gardens to the South.
Back in the living room, a wooden door with glass panes, opposite the front door, leads into the central courtyard patio (4.5 x 3m including steps up to the terrace). This delightful space is an inner oasis of peace and privacy. The roof over the patio is made of opaque insulation roofing with wood-effect panels, and imitation tiles above, bringing in plenty of light, along with a glass wall at the top of the steps and a lockable door.
Taking the steps, we reach a small open terrace with a section of exposed original brickwork (3 x 1.5m). Two wide steps lead up to the main terrace. This is divided into two sections; the conservatory anb the roofed space There are sliding doors with sliding mosquito panels From here, there is access to the open terrace (3.5 x 3.3m) with wonderful views over the gardens and pool, and the town of Velez-Malaga
Back down in the patio, a wooden door leads into the spacious, fully fitted kitchen (6 x 4m) with a window at each end and high ceilings. This wonderful space is both a private kitchen for the owners and a kitchen to prepare breakfasts/meals for guests.
The old schoolhall or ?aula?: A door from the kitchen leads into the magnificent guest living room. This stunning room (8 x 6m) has high sloping ceilings with original beams, in perfect condition. This was the original school hall. Today, this room is used as the guest living room and breakfast room and also is a fabuous function room or party room. There is an open fireplace sofas, , and three individual dining tables . There are shelves on the walls lined with books, which will remain with the property as this is a library much appreciated by the many guests throughout the year.
Original double wooden doors from the guest living room lead out to the breakfast patio with the long glass table and back out to the garden.
The Guest Rooms: With separate entrances, the B&B offers three beautiful, rustic style rooms with high sloping ceilings and beams. Two of the rooms have top quality 180cm x 200cm double beds, , an arch leading into a little kitchen that is fully equipped, and a beautiful bathroom with walk-in shower. The third room has two single beds (also excellent quality) and a bathroom with walk-in double shower, plus mini fridge, micowave and table. All three rooms have their own terrace areas at ground level with table and chairs, AC h/c, flat screen TVs and woodburners
Garage: At the far end of the car park is a useful garage, used mainly for storage (around 4 x 3m) along with a covered area for storing wood and a recycling centre for guest use.
Location: This unique B&B, It is not only a wonderful home for the owners, but also a reliable income stream, situated valley of Velez-Malaga, conveniently on a flat ground area, surrounded by tropical fruit orchards. Access is easy, just 300m off the Trapiche to Triana road, with no dirt track. It is possible to walk to two bar/restaurants,. The historic town of Velez-Malaga is just 4kms away (5 minutes in the car) and the lovely and popular seaside town of Torre del Mar is under a 10 minute drive.
